Madikeri
The heart of Kodagu — coffee slopes, misty ridgelines and a short drive to Bengaluru and the Kerala coast.
Why buy in Madikeri
Madikeri is the heart of Coorg (Kodagu) — the district that grows the bulk of India's coffee, wrapped in the Western Ghats' densest forest cover. Buyers come here for coffee and cardamom estates with a working bungalow, or a retirement/weekend home with a view of the Brahmagiri range. Kodava culture, distinct from the rest of Karnataka, still shapes how land and estates change hands here — expect more local custom and less standardised paperwork than a city purchase.
Getting around
Madikeri town has the essentials — hospital, banks, markets — but most estate and homestay properties sit 10–40 minutes out on estate roads that range from good tar to a monsoon-season test of your ground clearance. Bengaluru is the usual access point, roughly 5–6 hours by road.
Best time to visit
October to March is the pleasant window — post-monsoon greenery through to a cool, dry winter. June to September is the monsoon proper: correct for judging a property's real drainage and road access, less pleasant for a first look.
