Baba Budangiri · Western Ghats
Chikmagalur
Karnataka's coffee capital, under the Mullayanagiri range — the highest peak in the state.
Why buy in Chikmagalur
Karnataka's highest peaks (Mullayanagiri, Baba Budangiri) ring this district, and it shares Coorg's coffee-and-spice-estate character with somewhat easier road access from Bengaluru. It has grown fast as a weekend-home and homestay market over the last decade, so both prices and the number of comparable listings are higher here than in quieter towns — useful if you want a faster resale market, less useful if you're hoping for a bargain.
Getting around
Chikmagalur town sits on a reasonable state highway network; most estates are 15–45 minutes out, with a mix of estate-maintained and public roads. Bengaluru is about 4–5 hours by road, which is part of why the weekend-home market here is active.
Best time to visit
October to February for clear skies and trekking weather on Mullayanagiri; the monsoon (June–September) is heavy but shorter and less relentless than the coast.
