Frequently asked questions
Straight answers about how the site works, where the data comes from, and how buying here actually goes.
Buying & listing
Is it free to list a property?
Yes, free while we grow. Every listing is checked and documented by our team before it goes live.
Do you handle the legal side of a purchase?
No — we are a listings marketplace, not a party to any transaction. The title & buildability checklist on each listing is a strong starting point, but independent legal due diligence, a licensed survey and a site visit are still on you.
Why hill properties only, not a general portal?
Because the things that actually matter for a hill property — altitude, slope, approach road, rainfall, land classification, homestay potential — are exactly what general portals never show. Specialising means every feature is built for this one niche instead of being generic.
The data
Where does the terrain and altitude data come from?
Open elevation data (30m resolution), computed at the plot's location — altitude, slope, which way the land faces, and a rough view/horizon read in 16 directions. It's a strong indication, not a survey — always verify on a site visit before you commit.
How reliable is the "monsoon access" flag?
It is a heuristic built from slope and town rainfall — steep, unpaved approaches in high-rainfall towns get flagged. It is meant to prompt the right question on a site visit, not to replace one.
How is the homestay income estimate calculated?
From comparable homestay listings in the same town — an indicative nightly-rate band, occupancy and annual revenue, always shown with how many comparables it is based on. No black-box model, and it disappears rather than guesses when there are too few comparables.
What is the fair-price band based on?
Recent comparable listings in the same town and segment, priced per acre (land/estates) or per sqft (built homes), adjusted for altitude, view and access quality. Where there are not enough comparables yet — common for a niche market — we say so and fall back to the town median with a disclaimer, rather than pretend precision we don't have.
Trust & safety
Is my phone number ever shown to another user?
No. Enquiries open a private in-app thread between you and the other party. Your phone number stays hidden until you choose to reveal it inside that thread — it is never broadcast or sold to a list of agents.
What does the trust score actually measure?
A transparent, weighted score out of 100: owner verification (email OTP, admin-checked phone), photo authenticity, how complete the title checklist is, how fresh the listing is, how complete the access/terrain information is, and response rate to enquiries. Tap the score on any listing to see the breakdown — it's never a black box.
How do you catch reused or stolen photos?
Every uploaded photo is perceptually hashed. If the same (or a near-identical) image already appears on a different owner's listing, it gets flagged for our moderation queue automatically — you can see the flag on the listing.
